We are aware of markets that have a demand for residential housing and properties that are available for new construction or redevelopment. In some cases we have identified potential development markets for our clients. We also identify sites that are not on the market but that fit our client’s specific needs.
Diversified maintains strong relationships with banks, FHA lenders, and tax-credit purchasers. We identify the appropriate lenders as well as the best loan programs for our clients. Banks provide conventional financing, while FHA lenders provide HUD-insured loans, and we handle it all. When tax credits are available for a project, and our clients are unfamiliar with the sale of tax credits, Diversified markets the credits to a tax-credit purchaser.
We orchestrate competitive bidding for design services and work hand in hand with the designated team to design the project the owner envisioned. If a property a client has chosen is not zoned for a proposed project, we assist the design team in rezoning the property.
After the owner and local government have approved the design, Diversified identifies the most qualified general contractors for competitive bidding. Once construction begins, Diversified assists the owner and general contractor with quality control and assists in processing monthly progress payments. Upon project completion and after a certificate of occupancy is obtained, Diversified coordinates the project transfer to the owner or property manager.
Diversified performs the following development services:
- Identifies potential land and/or property acquisitions for new development or rehabilitation, even if not on the market
- Coordinates and brokers the sale of properties
- Oversees architectural design development
- Researches ordinances, zonings, environmental guidelines, and other property entitlement issues
- Coordinates site evaluations and appraisals, including in-depth property financial analysis, evaluation of utilities, examination of the community master plan, and keeping an eye on the potentially changing market
- Develops project budgets and schedules
- Acts as liaison with core professionals, including lenders, architects, contractors, engineers, etc.
- Develops company and property marketing plans
When clients need assistance with financing a project, Diversified provides a full range of services to expedite the lending process.
- Researches and investigates new lending and equity sources
- Assists client in identifying financing vehicles and potential lenders
- Acts as liaison with banks, lenders, and other financial institutions
- Assists client in purchase of third-party reports (Phase I, appraisal, market studies, etc.)
- Provides project analysis, including development of proformas and operating budgets
- Identifies tax credit purchases and coordinates transaction for Historic Tax Credits
